Canada Mortgage Compare publishes general informational estimates. Everything here — including the rate tables and every figure the calculator produces — is an estimate for comparison purposes. Nothing on this site is a quote, an offer, or a commitment to lend by us or by any lender.
Rates and promotions change
Advertised rates and promotions may change at any time without notice, and may have changed since we last collected them. Lenders may also withdraw or alter a product, or offer terms that never appear on their public rate page at all. We collect twice a day, so a rate shown here can be out of date by the time you read it.
Eligibility depends on underwriting
Whether you can obtain any rate shown here — and what rate you are actually offered — depends entirely on the lender's underwriting and on your own circumstances, including your credit history, income, debts, down payment, the property, and whether the mortgage is insured. An advertised rate is not available to every borrower, and the lowest advertised rate is not necessarily the cheapest mortgage for you once conditions, prepayment privileges, penalties and fees are taken into account.
Confirm with the lender
You must confirm all rates, terms, conditions and eligibility directly with the lender or with a qualified mortgage professional before making any decision. Each row in our comparison table links to the lender's own official rate page for exactly this reason. Where our data and the lender's own page disagree, the lender is right and we are wrong.

We collect these figures automatically and validate them, but we cannot guarantee that they are accurate, complete, or current. Automated collection can fail, and lender websites change without warning. Our methodology describes what we do about that, including which lenders we are currently unable to collect at all. This website is provided “as is”, without warranties of any kind, and we accept no liability for any loss arising from reliance on it.
